The calculation of service and energy costs is based solely on the office room area, i.e., 57 m2. In 2016, two new modern elevators were installed in the building, which now run up to the 7th floor. In OD Centrum, tenants are now allowed access to the premises every day, including weekends, from 7:00 AM to 12:00 AM. It is a well-functioning department store with frequently visited shops in the pedestrian zone of the historic center of Brno. There is an option to rent a display case – a stainless steel glass showcase located on the ground floor entrance from Kobližná street, for a rent of 1,000,- Kč/month + VAT, or 1,100,- Kč/month exempt from VAT. The current tenant offers the possibility to purchase the interior furnishings, i.e., office furniture.

Monthly rent is 7,900,- Kč + VAT, or 8,500,- Kč if the rent is exempt from VAT.
Monthly advances for services and energy are 10,252,- Kč including VAT (4,400,- Kč + 21% VAT + 4,400,- Kč + 12% VAT). The highest costs are heating costs, but all radiators in the entire OD Centrum already have heat meters installed, so these costs are allocated according to both the m2 of the rented area and the consumption of individual radiators in each space measured by these meters. Therefore, heating costs for individual tenants depend more on their consumption.
Real estate agency commission is 1 monthly rent + VAT.

The premises will be available for rent from 1.2.2026, or possibly earlier by agreement with the current tenant.
