Description

We are exclusively offering for sale a single-storey family house with a layout of 6+1 in the village of Litvínov - Hamr, on Mlýnská Street. The attic is two-storey and largely converted into living space. The usable area of the residential part of the house is approx. 318 m. The total area of the land is 1815 m. There is also a large barn with sheds on the land.

The house is a former mill, part of whose water channel can still be seen in the semi-basement of the house. The nearby Loupnice stream was used to power the mill. The property stands alone near the road from Litvínov to Horní Jiřetín - Podkrušnohorská Street. New owners will be impressed by the number of rooms and other spaces, as well as the large garage with a workshop. The mill wheel water channel is impressive, and there is also a barn and sheds, so there is plenty of storage space. On the ground floor there is a kitchen, bathroom, toilet, dining room, living room, bedroom, garage, mill wheel, storage rooms and an entrance hall. In the attic there are three rooms, a large loft and access to the top floor.

The house is equipped for complete renovation. The roof is covered with asbestos cement in good condition. Heating is provided by a gas boiler and a small wood-burning stove in the garage. Most of the windows are original wooden ones. New entrance door and garage door. Electricity (400 V) and municipal water are connected. Waste is drained into a septic tank (municipal sewerage is pending completion).

The entire garden is fenced and divided into two parts. The quiet part has a barn and a large walnut tree, from which you can walk through a gate to the larger, more garden-like part of the garden. The fruit trees are mainly apple, plum, and pear, complemented by traditional flower beds and red currant bushes. The front part from PKH Street, where the entrance gate to the garage is located, is partially concreted.

Jahnův mlýn (Jahn's Mill) in Hamr is a historic building first mentioned in the municipal records of Záluží in 1818. It was located on the millrace of the Loupnický potok stream (today the stream has been diverted and flows around the mill) and was the only mill in this part of the village that belonged to the Valdštejn estate in Duchcov. Over the years, it passed through the hands of several millers, including Griessbach, Walter, and Jahn. In the 19th century, it operated as a bakery and a shop selling bread and flour. After a fire in 1875, the mill was converted to steam power. In the interwar period, the building was used for the production of railroad spikes. From 1944 to 1964, it was operated by local wheelwright František Ryšánek. The mill was built as a single-story brick building with a typical layout of a mill and living quarters under one roof.
