Prices Grow Faster than Family Budgets
The Prague housing market has picked up again after years of high interest rates, but affordability remains the biggest obstacle. Newly built apartments in Prague now sell for an average of around 144,700 CZK per m², with premium locations costing significantly more. This pushes ordinary family budgets to the limit - larger loans, longer repayment periods, and compromises on location or apartment size are becoming standard.

Mortgages are cheaper, but still not for everyone
The central bank has gradually lowered rates, which has helped mortgage interest rates fall to around 4.5% on average. The market has started to recover, but lower rates do not automatically mean that mortgages are available to everyone. Average monthly repayments for new mortgages are around 23,000 CZK, and in Prague - where loan amounts are higher - the burden on households is even greater.
Rent vs. mortgage: why many families cannot afford to buy
Rents in Prague have also risen, but not as steeply as mortgage repayments. In fact, the monthly repayment for a standard two-room apartment in Prague can be up to twice as high as the rent for the same flat. For many middle-income families, it is simply cheaper to rent, because they lack both sufficient savings for the down payment and the ability to cover the monthly costs of a mortgage.

The practical reality of buying in Prague
The headlines often claim that apartments in Prague sell quickly. But in practice, today’s buyers are mainly those with above-average incomes and significant savings. It is not just about the interest rate: banks also require a high down payment and strict income criteria. Meanwhile, prices in popular districts near the metro remain very high, with average flat prices there exceeding 7 million CZK. For a large part of the middle class, buying their own apartment in Prague remains out of reach, pushing them to consider smaller units, less central locations, or even properties outside of Prague.
